Twin Waters is a master-planned estate between the Maroochy River and Mudjimba Beach, built around a lake, a golf course and a resort. The housing stock is almost entirely detached houses on canal or lakefront blocks, plus townhouses and resort apartments within the Novotel precinct. Many streets are governed by a community body corporate or estate covenants that control everything from external colours to signage, and some prohibit or limit short-term letting. Read the community management statement before you assume a house can be let.
Guests are families and golf groups from Brisbane and interstate, plus wedding parties and conference delegates spilling over from the resort. Houses with pontoons, kayaks and space for two or three families book well over Christmas and January, Easter and the June to July school holidays, and the estate's quiet streets appeal to older couples in the shoulder months.
Twin Waters is in Sunshine Coast Council. There is no registration scheme, but a house let for 28 days or less falls into the transitory accommodation rate category, and Council has lifted rates for houses in that category for 2026-27. Under the Sunshine Coast Planning Scheme 2014, some parts of the estate are zoned low density residential where a post-2014 house may need development approval.
Sunshine Coast Airport is around five kilometres away, which makes Twin Waters one of the most convenient spots on the coast for flying guests, though flight noise on some streets is worth disclosing. Mudjimba Beach is a short walk or ride. Management fees across the coast generally run 15 to 25 per cent of bookings but vary between managers.
It varies by precinct. Some community body corporate schemes and covenants within Twin Waters restrict or prohibit letting for less than a set period. Obtain the community management statement and by-laws for your lot before listing, independent of any Sunshine Coast Council requirement.
There is no registration scheme, but under the Sunshine Coast Planning Scheme 2014 a house in a low density residential zone established after 2014 may need a development approval for short-term accommodation. Sunshine Coast Council's planning team can confirm the zoning for your lot.
Sunshine Coast Council rates dwellings let for 28 days or less as transitory accommodation. For 2026-27 the increase for houses in this category was larger than for units, as Council is trying to return houses to the long-term rental market.
Sunshine Coast Airport is about five kilometres and five to ten minutes by car. Some streets lie under the flight path, so mention aircraft noise in the listing to avoid complaints.
Multi-generational families, golf groups using the Twin Waters course and guests attending weddings or conferences at the resort. Waterfront houses with pontoons and kayaks earn a premium over inland lots.
A pool requires a current Queensland pool safety certificate before any short-term letting. Pontoons and canal frontage are not regulated the same way, but managers usually require life jackets, a fenced yard and clear house rules for children.
