Montville and Maleny sit on the Blackall Range about 30 to 40 minutes inland from the coast, and their short-stay market is unlike anything on the beach. The stock is self-contained cottages, cabins and studios on acreage, converted farmhouses, treehouses overlooking Lake Baroon and a smaller number of houses in the villages themselves. Almost none of it is body corporate, and much of it is in the Rural zone under the Sunshine Coast Planning Scheme 2014, which is the first thing a prospective manager should ask about.
Guests are overwhelmingly couples on weekend escapes from Brisbane, along with wedding parties using the range's venues and small groups touring galleries, wineries and rainforest walks. Winter is the peak rather than the trough, as fireplaces and misty mornings are the attraction, with strong demand on long weekends, Valentine's Day and the Montville Timber Trail and Wootha Prize exhibition in May. The Maleny Wood Expo has been postponed to October 2027. Midweek occupancy outside these periods can be thin, so revenue depends on pricing weekends well.
The area is in Sunshine Coast Council. There is no registration scheme, but dwellings let for 28 days or less are rated as transitory accommodation. Council's proposed new planning scheme would make non-hosted holiday houses in the Rural zone code assessable and set limits on cabin numbers, though it had not commenced as at September 2026.
The nearest beaches are around 35 to 45 minutes away and Sunshine Coast Airport roughly 45 minutes. Management fees across the coast typically run 15 to 25 per cent of bookings, and hinterland managers often charge towards the upper end because of travel time between properties.
