Short-term letting in Caloundra

Caloundra is the southern anchor of the Sunshine Coast and its short-stay market is spread across several distinct pockets. Kings Beach and Bulcock Beach are dominated by holiday apartment towers with on-site managers and body corporate letting arrangements. Golden Beach along the Pumicestone Passage has older low-rise units and detached houses that suit families with small children, while Moffat Beach, Dicky Beach and Shelly Beach are mostly houses and duplexes with a more local, surf-oriented feel. Caloundra therefore offers both apartment and house owners a market, but the two behave differently.

Guests are overwhelmingly Brisbane families, many returning to the same complex every year, plus older couples who prefer the calm water of the passage and Bribie Island views. Christmas to January is the peak, followed by Easter and the June to July school holidays. Caloundra lost its music festival after 2023 when Sunshine Coast Council withdrew funding, so there is no single event spike, but proximity to Brisbane supports strong weekend demand year round.

Caloundra is in Sunshine Coast Council. There is no registration scheme, but dwellings let for 28 days or less are rated as transitory accommodation, and houses in that category carry a larger 2026-27 increase than units. Under the Sunshine Coast Planning Scheme 2014, beachfront apartments in high density and tourist accommodation zones are generally permitted, while a post-2014 house in a low density zone may need approval.

Sunshine Coast Airport is about 35 to 40 minutes away and Brisbane Airport around 75 minutes. Management fees across the coast generally run 15 to 25 per cent of bookings but vary with what each manager includes.

Caloundra Airbnb management: common questions

Do I need approval from Sunshine Coast Council to let my Kings Beach unit?

No registration is required. Apartments in high density residential and tourist accommodation zones along Kings Beach and Bulcock Beach are generally permitted under the Sunshine Coast Planning Scheme 2014, but the property will be rated as transitory accommodation and your body corporate by-laws still apply.

What about a house in Moffat Beach or Golden Beach?

Under the Sunshine Coast Planning Scheme 2014 a house in a low density residential zone may need development approval if it was established after 2014, while older houses may have existing use rights. Confirm the zoning of your lot with Sunshine Coast Council before listing.

Is Caloundra a family market?

Yes, more than any other suburb on the coast. Brisbane families drive up for weekends and school holidays, favouring properties with cots, secure balconies and easy access to the calm water at Golden Beach or Bulcock Beach.

Does the loss of the Caloundra Music Festival matter?

Only marginally. Sunshine Coast Council stopped funding the festival after the 2023 event, removing a late-September spike, but the suburb's demand is driven mainly by school holidays and weekend proximity to Brisbane rather than events.

How far is Caloundra from the airports?

Sunshine Coast Airport is about 35 to 40 minutes north, and Brisbane Airport about 75 minutes south via the Bruce Highway. Most guests drive rather than fly.
