Short-term letting in Buderim

Buderim sits on a basalt plateau above Maroochydore and Mooloolaba, and it is a market of houses, not units. Most short-stay listings are detached homes on large blocks with views towards the coast, along with granny flats, studios and converted pool houses let as home-hosted accommodation by owners who live on site. There are very few body corporate schemes, so the main constraint is zoning rather than by-laws.

That zoning is the critical point. Buderim is within Sunshine Coast Council, and most of the suburb is low density residential under the Sunshine Coast Planning Scheme 2014, where short-term accommodation is not automatically permitted. Houses established before 2014 may have existing use rights, but a newer house may need a development approval before it is let for short stays. Council also applies a transitory accommodation rate category to dwellings let for 28 days or less, with a larger 2026-27 increase for houses than units. A good manager should ask about your approval status before taking a listing, not after.

Guests tend to be couples, families visiting relatives, wedding guests using the hinterland venues and people wanting a cooler, greener base within 15 minutes of the beach. Occupancy peaks at Christmas, Easter and the winter school holidays, but Buderim is less seasonal than the beach suburbs because much of its demand is visiting friends and family rather than tourism.

Sunshine Coast Airport is about 20 minutes away and Mooloolaba Beach around 15 minutes. Management fees across the coast typically run 15 to 25 per cent of bookings, though houses with larger gardens and pools cost more to turn over.

Buderim Airbnb management: common questions

Can I Airbnb my house in Buderim?

It depends on the zone and age of the house. Most of Buderim is low density residential under the Sunshine Coast Planning Scheme 2014, where short-term accommodation may require development approval. Houses established before 2014 may have existing use rights; Sunshine Coast Council's planning team can advise on your address.

Is letting a granny flat or studio treated differently?

If you live on the property and host guests in a secondary dwelling, Sunshine Coast Council's proposed planning scheme classes this as home-hosted accommodation, which is treated more leniently than a whole house let with no host present. Check the current rules with Council as the new scheme has not yet commenced.

Will my rates increase?

Yes if the property is let for 28 days or less. Sunshine Coast Council will move it into the transitory accommodation rate category, and for 2026-27 houses in that category received a larger increase than units.

Is Buderim too far from the beach for holiday guests?

Mooloolaba and Alexandra Headland are about 15 minutes by car, which suits guests who want space and views over beachfront convenience. Buderim's demand comes as much from family visits, weddings and events as from beach tourism.

Are there rules about parties or events at Buderim houses?

Sunshine Coast Council's proposed planning scheme opts in to the Planning Act 2016 party house provisions, which would make any dwelling used for paid events an impact assessable use. Managers already ban events in booking terms and use noise monitoring in larger homes.

What should I ask a manager about Buderim specifically?

Ask whether they will confirm your planning status with Sunshine Coast Council, how they manage large gardens and pools between guests, and whether they have local cleaners who service the plateau rather than the coast only.
