Terms of use
Last updated 6 September 2026. Plain-English terms for owners and for managers.
1. Who we are and what we do
Richard Read trading as StayManaged operates staymanaged.com.au, a directory and comparison service for short-term rental property managers. We are not a property manager, agent or broker, and we are not party to any agreement between an owner and a manager.
2. For owners
- Using the site and requesting proposals is free.
- Listing information is compiled from public sources and manager submissions. We take reasonable care but can’t guarantee it is complete or current. Confirm fees, services and terms directly with a manager before signing anything.
- By submitting a proposal request you consent to us sharing it with up to 3 managers, who may contact you.
- Reviews must be honest, based on your own experience, and not paid for or incentivised. We moderate all reviews and may decline or remove any that breach these terms or the law.
3. For managers
Free listings
We may list any business that publicly offers short-term rental management in a region we cover. You can claim your listing free, correct it, or ask us to remove it by emailing us from your business domain.
Featured listings
- Featured is a paid placement at $149 per month or $1490 per year, plus GST, billed by Stripe.
- You can cancel any time through the customer portal. Access continues to the end of the paid period. No refunds for partial periods.
- Featured does not change your rating, organic position or reviews.
Lead credits
- Credits cost $75 each plus GST, sold in packs of 5. One credit is used each time an owner enquiry is sent to you. Credits don’t expire.
- Credits are non-refundable except for duplicate, spam or unreachable leads. You must dispute within 48 hours of the lead being sent. If we agree, the credit is returned. Leads who choose another manager or don’t reply are not refundable.
- You must not resell leads or add owners to marketing lists without their consent.
Your content
You are responsible for the accuracy of anything you add to your profile and warrant it does not infringe anyone’s rights or mislead consumers. We may edit or remove content that breaches these terms.
4. Trademarks
“Airbnb” and other platform names are trademarks of their owners, used here descriptively. StayManaged is not affiliated with, endorsed by or sponsored by Airbnb, Inc. or any other platform.
5. Liability
To the extent permitted by the Australian Consumer Law, we exclude liability for loss arising from your use of the site or from any agreement you enter with a manager. Nothing in these terms limits rights you have under the Australian Consumer Law that cannot be excluded.
