Noosa Heads is the most tightly regulated short-stay market on the Sunshine Coast, and that shapes everything about choosing a manager here. Noosa Shire Council has run a Short Stay Letting and Home Hosted Accommodation Local Law since February 2022. Unless your property sits in the Hastings Street mixed use precinct or another exempt visitor accommodation site under the Noosa Plan 2020, you need a council approval, an annual renewal, a 24-hour contact person based within 20 kilometres who can respond to complaints within 30 minutes, and $10 million public liability cover. A local manager usually acts as that contact person, so ask how they handle it before you sign.
The property mix splits between apartment and resort complexes around Hastings Street and Noosa Junction, and larger houses and duplexes on the hill above Little Cove and along Noosa Parade. Many complexes have on-site letting arrangements, so check body corporate by-laws and any existing letting agreement before engaging an outside manager.
Guests are mostly couples and families from Brisbane, Sydney and Melbourne, with strong international demand in the Australian summer. Occupancy peaks from Christmas through January, at Easter and in the June to July school holidays. The Noosa Triathlon in late October and early November books out the suburb weeks ahead. Sunshine Coast Airport is roughly 35 minutes by car.

Noosa Shire Council requires a local law approval for short stay letting, renewed each year, unless the property is in the Hastings Street mixed use precinct or another exempt visitor accommodation site identified in the Noosa Plan 2020. You must also demonstrate that the use is lawful under the planning scheme.
For 2026-27 the application fee is $1,748 for a standard house and $329 for a principal residence or unit, with annual renewals from $50 for units in managed complexes up to $800 for a standard house. Fees are set each July, so confirm the current figure with Noosa Shire Council.
Noosa Shire Council requires a nominated contact who is available around the clock, lives or works within 20 kilometres of the property and can respond to complaints within 30 minutes. Most owners nominate their property manager, so confirm the manager will take on this role.
Under the Queensland Body Corporate and Community Management Act a body corporate by-law generally cannot prohibit short stay letting of a residential lot, but older schemes under the Building Units and Group Titles Act can. Noosa Shire Council also requires you to notify the body corporate when you apply for approval.
Christmas to late January, Easter and the June to July school holidays are the busiest periods, and the Noosa Triathlon festival from 28 October to 1 November 2026 fills most available beds. Winter weekdays outside school holidays are noticeably quieter.
Complaints go to a 24-hour hotline run by Noosa Shire Council and are passed to your nominated contact person, who must resolve them promptly. Repeated unresolved complaints can trigger a compliance investigation and put the approval at risk.
