Mooloolaba has the largest concentration of holiday apartments on the Sunshine Coast. The Esplanade, Brisbane Road, Mooloolaba Spit and the streets behind the surf club are lined with mid-rise and high-rise complexes, most with on-site managers holding letting rights under long-standing body corporate agreements. If you own in one of these buildings, the first question for any outside manager is whether the by-laws and management rights allow them to operate, and whether the building's shared facilities are maintained to a standard guests expect. Detached houses are a smaller part of the market, mostly in the canal streets towards Minyama and Buddina.

Guests skew towards families and groups from Brisbane and interstate, with a strong events calendar adding weekend spikes. Ironman 70.3 Sunshine Coast on 13 September 2026 is staged from Mooloolaba Beach, the Mooloolaba Triathlon runs in March, and the Wharf precinct and Sea Life aquarium keep family demand steady in school holidays. Christmas through January remains the peak, with Easter and the June to July holidays close behind.

Mooloolaba is within Sunshine Coast Council. No registration is required, but dwellings let for 28 days or less sit in the transitory accommodation rate category. Under the Sunshine Coast Planning Scheme 2014, apartments in high density and tourist accommodation zones are generally permitted for short stays.

The beach is on the doorstep of most complexes and Sunshine Coast Airport is around 20 minutes away. Management fees across the coast usually run 15 to 25 per cent of bookings, though apartment-heavy managers here often compete on price.
