Short-term letting in Sunshine Beach
Sunshine Beach is a village of houses rather than towers. Most short-stay properties here are architect-designed beach houses, duplexes and townhouses on the hillside between Noosa National Park and the surf, with a small number of low-rise apartment blocks near Duke Street and the surf club. Nightly rates are among the highest on the coast and guests expect a standard to match, which puts more weight on a manager's housekeeping, maintenance and presentation than on volume of bookings.
Guests are predominantly couples and extended families from Sydney and Melbourne, plus a steady flow of international visitors in summer. Demand is strongest from Christmas through January and at Easter, with a second lift during the June to July school holidays and the Noosa Triathlon weekend at the end of October. Whales passing the headland from June to October give winter a modest boost.
Sunshine Beach falls under Noosa Shire Council, so the Short Stay Letting and Home Hosted Accommodation Local Law applies. A standard house needs a $1,748 application fee for 2026-27 and an $800 annual renewal, a 24-hour contact person within 20 kilometres and $10 million public liability insurance. Steep sites and shared driveways make parking and noise conditions worth reading closely.
The beach is a short walk from most streets and Sunshine Coast Airport is around 35 to 40 minutes away. Management fees across the coast generally run 15 to 25 per cent of bookings, with premium homes sometimes negotiating different terms.

Can I let my Sunshine Beach house only a few weeks a year without the full approval?
If it is your principal place of residence and you let it no more than four occasions and 60 days per calendar year, Noosa Shire Council offers a reduced approval category. It still requires an application, a contact person and insurance.
What insurance does Noosa Shire Council require?
Public liability cover of at least $10 million is a condition of the short stay approval. Most owners also hold specific short-term rental cover for contents and guest damage, which platform host guarantees do not fully replace.
Is parking a problem for guests in Sunshine Beach?
It can be. Many houses sit on steep, narrow streets with limited off-street parking, and Noosa Shire Council's code of conduct expects guests to park legally and avoid disturbing neighbours. State the parking arrangement clearly in your listing.
When does Sunshine Beach book out?
Christmas to late January and Easter are the strongest periods, followed by the June to July school holidays and the Noosa Triathlon weekend in late October and early November. Premium homes often take bookings a year ahead for Christmas.
