Coolum Beach sits in Sunshine Coast Council, which takes a very different approach from Noosa Shire immediately to the north. There is no registration or approval scheme for short stay letting, but Council applies a transitory accommodation rate category to dwellings offered for stays of 28 days or less, and a public listing counts as evidence of that use. For the 2026-27 year Council has lifted the rate for houses in this category more sharply than for units, so factor the rates notice into your return before signing with a manager.
The suburb's short-stay stock is concentrated in the mid-rise apartment complexes along David Low Way and around the esplanade, most with on-site or resident managers and body corporate letting arrangements. Detached houses on the slopes of Mount Coolum and along the northern beaches are increasingly listed too, though under the current Sunshine Coast Planning Scheme 2014 a house in a low density residential zone built after 2014 may need development approval.
Guests are mainly Brisbane and interstate families and couples, with a strong repeat visitor base and surf-focused travellers year round. Peak periods are Christmas to January, Easter and the June to July and September school holidays. The Coolum Beach Kite Festival in early October and steady winter demand from the golf resort keep shoulder months busier than further north.
Sunshine Coast Airport is roughly 10 to 15 minutes away, the closest of any major beach suburb. Management fees across the coast typically run 15 to 25 per cent of bookings but vary by service level.
