Privacy policy
Last updated 6 September 2026. This policy is written to comply with the Privacy Act 1988 (Cth) and the Australian Privacy Principles.
Who we are
Richard Read trading as StayManaged (ABN 52 389 236 767) operates staymanaged.com.au. Contact: hello@staymanaged.com.au.
What we collect
- Owners requesting proposals: name, email, phone (optional), property suburb, bedrooms, property type, current situation, timeframe, any notes you add, the page you came from, and a hashed IP address for spam prevention.
- Reviewers: name, email (not published), property suburb, rating and review text.
- Managers: business contact details, ABN, profile content, and billing details processed by Stripe. We don’t store card numbers.
- Everyone: standard analytics (pages viewed, device type, approximate location) via Vercel Analytics and Google Analytics 4 with IP anonymisation.
How we use it
- To send your proposal request to up to 3 property managers who cover your suburb. This is the purpose you consent to when you tick the box on the form.
- To email you a confirmation and, about 60 days later if a manager reports you as a client, one invitation to leave a review. You can opt out by replying.
- To verify reviewers are genuine before publishing a review.
- To operate manager accounts, billing and lead notifications.
- To detect spam and abuse.
Who we share it with
- The managers you asked us to contact. Once shared, their handling of your information is governed by their own privacy policy.
- Service providers who process data for us: Vercel (hosting, Sydney region where available), Neon (database), Resend (email), Stripe (payments), Cloudflare (spam protection), Google (analytics). Some of these providers store data outside Australia, mainly in the United States, under their own privacy safeguards.
- No one else, unless required by law.
Where it is stored
Our database is hosted by Neon in the Asia-Pacific (Sydney) region. Email and payment records are held by the providers above in their regions. We keep lead records for 24 months, then delete or de-identify them.
Cookies
We use a session cookie for managers who sign in, a cookie for admin access, and analytics cookies. We don’t use advertising cookies.
Your rights
You can ask to access, correct or delete the personal information we hold about you by emailing hello@staymanaged.com.au with “Privacy request” in the subject. We respond within 30 days. If you’re unhappy with our response you can complain to the Office of the Australian Information Commissioner (oaic.gov.au).
Marketing emails
We only send marketing to managers who have listed with us, and every email carries our identity and an unsubscribe link, as required by the Spam Act 2003.

We’ll update this page if our practices change and note the date at the top.
