Maroochydore is the commercial centre of the Sunshine Coast and its short-stay market reflects that. Alongside the beachfront holiday apartments along Alexandra Parade and Sixth Avenue there is a fast-growing stock of new apartments in the Maroochydore City Centre, with projects such as The Corso and SOL bringing hundreds of one to three bedroom units close to offices, Sunshine Plaza and the future transport links. Those newer buildings often have by-laws or developer letting arrangements worth reading before you list.
The guest mix is broader than in resort suburbs. Holidaymakers still dominate school holidays, but Maroochydore also draws corporate and government travellers, contractors working on city centre construction, sports teams using the Sunshine Coast Stadium, and families visiting relatives. That mix supports mid-week occupancy and shorter stays that pure beach suburbs struggle to fill outside peak periods.
Maroochydore is in Sunshine Coast Council. There is no registration scheme, but properties let for 28 days or less fall into the transitory accommodation rate category, with 2026-27 increases weighted towards houses rather than units. Under the Sunshine Coast Planning Scheme 2014, apartments in centre and high density residential zones are generally permitted for short stays, while a detached house in a low density zone may need approval.
Sunshine Coast Airport is about 10 minutes away and Maroochydore Beach is walkable from most of the older apartment stock. Management fees across the coast typically run 15 to 25 per cent of bookings, though some managers charge less for apartments with lower turnover costs.
Sunshine Coast Council has no registration scheme, and apartments in centre, medium and high density residential or tourist accommodation zones are generally permitted under the Sunshine Coast Planning Scheme 2014. Confirm your building's by-laws and any exclusive letting rights held by an on-site manager.
Probably. Sunshine Coast Council places dwellings let for 28 days or less in a transitory accommodation rate category and treats a public listing as evidence. Units in this category received a modest increase for 2026-27 while houses received a larger one.
Yes. Its role as the coast's business centre, proximity to Sunshine Coast Airport and the growing city centre precinct give it more weekday and short-stay demand than purely holiday suburbs. Self-contained apartments with parking and fast internet do best.
New buildings may restrict letting through by-laws or developer agreements, and some are marketed for permanent tenants only. Read the disclosure statement and community management statement before assuming short stays are allowed.
Maroochydore Beach and the Cotton Tree end of the Maroochy River are within walking distance of the older apartment precinct, and Sunshine Coast Airport at Marcoola is about 10 minutes by road.
Sunshine Coast Council relies on general nuisance laws and body corporate by-laws now, but its proposed new planning scheme includes party house provisions under the Planning Act 2016 and a 24-hour guest management requirement. Managers with an after-hours contact are already the norm.
